Legionella control across the UK

Legionella risk assessments and water hygiene for commercial buildings

We assess your water system and set out clear controls. Then we do the engineer work that keeps it safe. We only recommend what your building actually needs.

What the law asks of you

The duty is simple. Doing it properly is the hard part.

If you control a building with a water system you must assess the legionella risk and control it. The duty comes from:

  • The Health and Safety at Work etc. Act 1974
  • The Management of Health and Safety at Work Regulations 1999
  • The Control of Substances Hazardous to Health Regulations 2002

HSE explains how to meet it in the Approved Code of Practice L8. The technical detail sits in HSG274. Temperature is the main control for most hot and cold water systems.

60°CHot water stored in the calorifier
50°CHot water at the outlet within one minute
<20°CCold water at the outlet within two minutes

“An assessment tells you what the system looks like.”

That is why we start with the assessment. It shows where water sits still and where temperatures drift. It also shows who could be at risk. Everything else we recommend follows from what it finds.

Sampling has its place. It belongs where the assessment or the checks give a reason for it. It is not a standing monthly charge.

Testing or assessment: which do you need?

How it works

From first visit to a scheme that runs itself

  1. Survey

We visit and map your water system. You get a fixed quote for the site.

  2. Assess

Your risk assessment and written scheme of control. It names who does what and how often.

  3. Control

Your team runs the simple checks or we do them for you. Our engineers handle the rest.

  4. Review

We review the assessment when your building or its use changes. Your records stay in one place.

Sectors

Built for commercial and managed buildings

Single sites and multi site estates. We work with facilities managers and operations teams.

Questions

Common questions

Is a legionella risk assessment a legal requirement?

Yes. If you control premises with a water system you must assess the risk from legionella and put controls in place. The duty comes from the Health and Safety at Work etc. Act 1974 and the COSHH Regulations 2002. HSE's Approved Code of Practice L8 sets out how to meet it.

Is there such a thing as a legionella certificate?

No. The law asks for a risk assessment and records that show your controls are working. A certificate on its own proves nothing. Be wary of anyone selling one.

How often should a legionella risk assessment be reviewed?

There is no fixed legal interval. Review it whenever the water system changes or the building is used differently. Review it if your checks show the controls are not working. Many sites review every two years.

Do you cover my area?

We work with commercial sites across the UK. Tell us where your buildings are when you request a survey and we will confirm the visit date.
